Wood colour drifts, a fabric is re-dyed, a handle is discontinued, and the last buyer gets a different apartment from the first. We hold a specification the way a factory can and a trading house cannot, because we own the building the pieces are made in.

How We Quote a Development

There is no rate card, because there is no standard piece. A quote is built line by line from the material and how much of it a piece consumes, the hours it takes across the departments it passes through, the hardware you specified by make, and the quantity. We quote per project, in writing, in ₹ and $.

On a development the scheme is yours and the buyer is yours. We build from your set; we do not adopt it. If you need a non-disclosure agreement before a single file moves, send yours and we sign it, or ask and we send ours. There is no charge and it does not slow the project.

Three things follow, and they are written down rather than assumed. We do not badge the furniture or leave a maker’s mark where your buyer sees one. We do not publish your project — no photographs, no launch post, no case study — without your written sign-off. Do you supply furniture to property developers in India?

Yes. Designatore is a furniture manufacturer for property developers in India. We furnish show flats and sample apartments, penthouses and villas sold furnished, and the shared spaces of a residential development — lobbies, lounges, clubhouses and offices. Everything is made to order in our own 80,000 sq ft factory and delivered to your site.

Can you furnish a show flat to a fixed handover date?

Yes. A show flat is a date-driven job and we run it that way. We agree the handover date with you at the drawing stage, put it in the written quote, and build backwards from it — drawings, approvals, materials, production, finishing and delivery. If anything on our side moves, you hear it from us before it costs you a launch.

Can you repeat the same specification across many units?

Yes. Once one unit is approved, that unit becomes the specification: the same drawings, the same materials from the same batches where possible, the same finish reference and the same hardware. Because every piece is built by one team in one building, unit forty looks like unit one rather than like a second supplier's guess at it.

Do you white-label, so the furniture carries our brand and not yours?

Yes. On a developer project the scheme is yours and the buyer is yours. We do not badge the furniture, we do not put your project in our portfolio without your written sign-off, and we do not approach your buyers. Crates carry a job number, not a name.

What do you need from us to quote a development?

The unit plans with overall sizes in millimetres, the schedule of what is to be furnished per unit type, the number of units per type, the delivery city and the site access, the handover dates, and who signs the approval. With those six things we quote line by line. A BOQ line reading “sofa — 1 no.” gets a query list, not a number.

Do you handle phased delivery across a tower or a plotted scheme?

Yes. We deliver in the phases your programme needs — a show unit first, then floors or blocks in the order your quote sets out. Pieces are crated per unit and labelled per room, so what arrives on the eighth floor belongs on the eighth floor and nothing has to be opened to find out.

Who fixes the furniture on site, and who snags it?

Delivery to your site is included. Site fixing, levelling and the final scribe are agreed per project and written into the quote before you accept it, because on one job the main contractor owns that scope and on the next we do. After the pieces are in, you walk the unit and write a snag list, we close the items, and you sign it off.

Do you take hotel or serviced-apartment schemes?

No. We do not take hotel or restaurant work, and that includes hospitality-operated apartments. We build for private homes, residential developments sold to owner-occupiers, and corporate offices. We say so on the first call rather than take a project we are not the right maker for.

How do you price a developer order, and is there a rate card?

There is no rate card, because there is no standard piece. Quantity is priced honestly: repeated units share drawings, setups and material batches, and the quote shows that.
