Luxury Residential Developer Furniture, Made in India
Designatore is a furniture manufacturer for property developers in India. We furnish show flats, sample apartments, penthouses and villas sold furnished, and the shared spaces of a development, to one specification you can repeat unit after unit. Every piece is made in our own 80,000 sq ft factory and delivered to your site.
Furniture Manufacturer for Property Developers in India
Designatore is a furniture manufacturer for property developers in India. A developer sells a feeling before a building is finished, and furniture is how that feeling is made real. We build the pieces that do that job — to your drawings, your finish schedule and your handover date — and we build them ourselves.
| What we furnish for a development | What that usually means |
|---|---|
| Show flats and sample apartments | The full unit, dressed to sell: seating, dining, beds, wardrobes, study, panelling and loose pieces |
| Penthouses and villas sold furnished | One-off, high-value units where the furniture is part of the price and the buyer is comparing it against a designer’s scheme |
| Repeated unit types | One approved specification, built again across floors, blocks or plots, with the finish held to the same references |
| Shared and amenity spaces | Entrance lobbies, lounges, clubhouse seating, libraries, co-working rooms and the site sales office |
| The developer’s own offices | Reception, boardroom, cabins and workstations, from the corporate side of the same factory |
One boundary, stated early so it never costs you a round of work. We build for private homes, residential developments sold to owner-occupiers, and corporate offices. We do not take hotel or restaurant work, and that includes operator-run serviced apartments. If that is your scheme, another maker will serve you better, and we would rather say so now than three drawings in.
Show Flat Furniture Manufacturer in India, for Sample Apartments
A show flat has one job: to make a buyer stop calculating and start imagining. That job is done by scale and by finish — a sofa that fits the room rather than fills it, a bed that leaves a walking line, a wardrobe that reaches the real ceiling height. We make every piece to the unit’s own dimensions, so nothing in the room looks borrowed from a showroom.
| Show-flat decision | How Designatore handles it |
|---|---|
| Rooms look small in a real unit | Pieces are drawn to your plan, not bought to a catalogue size — depth, arm width and back height are all adjustable in the drawing |
| The launch date cannot move | The date is committed in the written quote once drawings are approved, and the programme is built backwards from it |
| Photography before handover | We can deliver and dress in a sequence that leaves the unit shoot-ready, and we hold the last pieces if the shoot moves |
| The unit later becomes a sale | Every piece is made to last in a home, not for six months of viewings, so a furnished handover is a real handover |
| A second show unit in another city | Same drawings, same materials, delivered free to any mainland Indian pincode |
What we need to start is small: the unit plan with overall sizes, the ceiling height, the finish direction, the handover date, and photographs of the shell as it stands today. More on how a made-to-order project runs is on the customisation page, and the project brief is the fastest way in.
One Specification, Repeated Unit After Unit
The risk on a multi-unit order is not the first unit. It is the fortieth. Wood colour drifts, a fabric is re-dyed, a handle is discontinued, and the last buyer gets a different apartment from the first. We hold a specification the way a factory can and a trading house cannot, because we own the building the pieces are made in.
| Where repeats usually drift | What we do about it |
|---|---|
| Timber and veneer colour | Veneer is reserved in batch for the whole order where the quantity allows, and leaves are laid to the approved sequence |
| Polish and paint | Signed-off finish panels are kept in the factory as the reference every later unit is matched against |
| Fabric and leather | Rolls and hides are booked against the order, and any dye-lot change comes to you as a query before it is cut |
| Hardware | Specified by make and model in the shop drawing, bought for the whole order, and never substituted without written approval |
| Assembly and detail | One approved unit becomes the control sample; quality control checks each later unit against it, not against a description |
Projects Designatore Has Already Delivered
Two completed projects, photographed on site rather than rendered. A private residence taken from bare walls to the last cushion, and a corporate head office furnished floor by floor — the same drawing office, the same ten departments and the same finish discipline a development order passes through.
A Corporate Head Office, Furnished Floor by Floor
One company, one building, one supplier. Designatore drew, made and delivered every piece of furniture in this head office — the chairman's cabin, the boardroom, the reception, the open floor and the breakout. Because one factory built all of it, the veneer, the leather and the stone match from the front desk to the top floor.
| Space | What Designatore made and delivered |
|---|---|
| Reception and lobby | Stone reception desk, waiting seating, a steel world-map feature wall |
| Boardroom | A quartz conference table, boardroom seating, media wall and credenza |
| Chairman and CEO cabins | Sodalite and marble desks, leather tub chairs, brass display shelving, storage walls |
| Open office | Modular workstations, privacy screens, task seating and pedestals |
| Breakout and cafeteria | Booth seating, high tables, counter stools and pendant-lit lounge seating |
| Throughout | Display cabinetry, trophy cases and backlit shelving walls |

A Private Residence, Taken From Bare Walls to the Last Cushion
This home was ours from the shell onward. Designatore drew the rooms, made the furniture, chose the stone and the wood, planned the lighting and dressed every space, so the whole house reads as one hand. It is the same drawing office and the same factory a developer's show apartment or an architect's project passes through.
| Space | What Designatore made and delivered |
|---|---|
| Formal living room | Carved gilt-frame sofas and chairs, twin gold coffee tables, an inlaid marble medallion floor |
| Lounge | Gold leather barrel chairs, a bookmatched marble feature wall, twin backlit shelving towers |
| Home theatre | Two rows of modular recliner seating with swing-out side tables, panelled walls |
| Circulation | A hand-set backlit glass mosaic ceiling and fluted marble corridor panelling |
| Terraces | Fluted stone columns, a coffered ceiling, woven barrel chairs and a daybed |

Where the work has gone. Designatore has delivered completed furniture and interior projects in Mumbai, Delhi NCR, Kolkata, Bengaluru, Hyderabad, Chennai, Pune, Ahmedabad, Surat and Rajkot. Delivery is free to every mainland pincode in India — the crate, the road freight, transit cover for the full value, the e-way bill and the GST on all of it. From Unit Plan to Furnished Handover
Seven steps, and you know at every one of them what you are waiting for and who owes it. Nothing is cut before you sign it.
| Step | What happens |
|---|---|
| 1 · Brief | You send unit plans, the schedule per unit type, quantities, the delivery city and the handover date |
| 2 · Query list | We return one consolidated list of questions rather than a stream of them, so your team answers once |
| 3 · Drawings | Our drawing office issues shop drawings — sizes, joints, hardware by make, finish per element — for your approval |
| 4 · Materials | Finish panels, fabric and stone samples are approved and kept as the reference for the whole order |
| 5 · Control unit | Where the order repeats, the first unit is built and signed off before the rest are started |
| 6 · Production and QC | Built across ten departments in one building, checked against the control unit before packing |
| 7 · Delivery and snagging | Crated per unit, labelled per room, delivered to site free anywhere in mainland India, then walked and signed off |
Access, Phasing and the Handover Walk
A tower under fit-out is a difficult building to deliver furniture into, and the difficulty is always the same six things. We ask about them before we quote, because the answers change how a piece is built and how it is broken down.
| What we ask | What it decides |
|---|---|
| Service lift size, and whether it is running | Whether a piece travels whole or in sections, and how it is jointed on site |
| Staircase width and the tightest turn | The fallback route when the lift is down, and the maximum panel that can take it |
| Door leaf and frame openings | Carcass depths, and where a knock-down joint has to be designed in |
| Floor and wall finishes already laid | Crate design, floor protection, and where we uncrate |
| Which floors hand over when | The delivery phases, and how the crates are labelled and sequenced |
| Who receives and who signs | The snag process, and how the sign-off reaches your handover file |
The Factory Behind a Development Order
Designatore builds in its own 80,000 sq ft factory in India, with ten departments under one roof and a team of 130 or more that includes CAD engineers and architects. The company was founded in 2018 by designer Nidhi Patel and is registered as Designatore Luxury Furniture Private Limited, CIN U74109GJ2025PTC161877. There is no outsourced production.

Walk it before you award it. An hour on the floor tells you more about whether a maker can hold forty repeats than any brochure will. See the factory, the hand work behind the pieces, or the company facts in full.
How We Quote a Development
There is no rate card, because there is no standard piece. A quote is built line by line from the material and how much of it a piece consumes, the hours it takes across the departments it passes through, the hardware you specified by make, and the quantity. We quote per project, in writing, in ₹ and $.
| Line | How it reads on our quote |
|---|---|
| Quantity | Repeats share drawings, setups and material batches, and the quote shows the saving rather than hiding it in a rate |
| GST | 18%, shown as its own line rather than buried in the rate |
| Delivery in mainland India | Free, no minimum — crate, road freight, transit cover for the full value, e-way bill, paperwork and the GST on all of it |
| Stage payments | A design stage to start, then milestones against drawing approval, production and delivery, all written before you pay anything |
| The control unit | Quoted as its own line where a scheme repeats, so you are not paying to develop a unit type the buyer has not yet approved |
| Programme date | Committed in the written quote once drawings are approved. We publish no lead time before we know what we are building |
Your Scheme, Your Buyers, Your Brand
On a development the scheme is yours and the buyer is yours. We build from your set; we do not adopt it. If you need a non-disclosure agreement before a single file moves, send yours and we sign it, or ask and we send ours. There is no charge and it does not slow the project.
Three things follow, and they are written down rather than assumed. We do not badge the furniture or leave a maker’s mark where your buyer sees one. We do not publish your project — no photographs, no launch post, no case study — without your written sign-off. We do not approach your buyers, your architect’s clients or your channel partners behind you. The whole position is set out on our confidentiality page.

Questions Developers Ask Us
Do you supply furniture to property developers in India?
Yes. Designatore is a furniture manufacturer for property developers in India. We furnish show flats and sample apartments, penthouses and villas sold furnished, and the shared spaces of a residential development — lobbies, lounges, clubhouses and offices. Everything is made to order in our own 80,000 sq ft factory and delivered to your site.
Can you furnish a show flat to a fixed handover date?
Yes. A show flat is a date-driven job and we run it that way. We agree the handover date with you at the drawing stage, put it in the written quote, and build backwards from it — drawings, approvals, materials, production, finishing and delivery. If anything on our side moves, you hear it from us before it costs you a launch.
Can you repeat the same specification across many units?
Yes. Once one unit is approved, that unit becomes the specification: the same drawings, the same materials from the same batches where possible, the same finish reference and the same hardware. Because every piece is built by one team in one building, unit forty looks like unit one rather than like a second supplier's guess at it.
Do you white-label, so the furniture carries our brand and not yours?
Yes. On a developer project the scheme is yours and the buyer is yours. We do not badge the furniture, we do not put your project in our portfolio without your written sign-off, and we do not approach your buyers. Crates carry a job number, not a name.
What do you need from us to quote a development?
The unit plans with overall sizes in millimetres, the schedule of what is to be furnished per unit type, the number of units per type, the delivery city and the site access, the handover dates, and who signs the approval. With those six things we quote line by line. A BOQ line reading “sofa — 1 no.” gets a query list, not a number.
Do you handle phased delivery across a tower or a plotted scheme?
Yes. We deliver in the phases your programme needs — a show unit first, then floors or blocks in the order your quote sets out. Pieces are crated per unit and labelled per room, so what arrives on the eighth floor belongs on the eighth floor and nothing has to be opened to find out.
Who fixes the furniture on site, and who snags it?
Delivery to your site is included. Site fixing, levelling and the final scribe are agreed per project and written into the quote before you accept it, because on one job the main contractor owns that scope and on the next we do. After the pieces are in, you walk the unit and write a snag list, we close the items, and you sign it off.
Do you take hotel or serviced-apartment schemes?
No. We do not take hotel or restaurant work, and that includes hospitality-operated apartments. We build for private homes, residential developments sold to owner-occupiers, and corporate offices. We say so on the first call rather than take a project we are not the right maker for.
How do you price a developer order, and is there a rate card?
There is no rate card, because there is no standard piece. A quote is built line by line from the material and how much of it a piece consumes, the hours it takes across the departments it passes through, the hardware you specified by make, and the quantity. Quantity is priced honestly: repeated units share drawings, setups and material batches, and the quote shows that.
Which cities have you delivered projects in?
Designatore has delivered completed furniture and interior projects in Mumbai, Delhi NCR, Kolkata, Bengaluru, Hyderabad, Chennai, Pune, Ahmedabad, Surat and Rajkot. Delivery is free to every mainland pincode in India, and free covers the crate, the road freight, transit cover for the full value, the e-way bill and the GST on all of it.
Launching a scheme? Send the unit plan.
We read it before we reply. You get a query list and a shop drawing back, not a brochure.
